A Professional Exterior-Cleaning Company Serving Coweta County.
Southern Style Soft Wash serves homeowners, businesses, facilities and property managers throughout Coweta County, Georgia. Our work ranges from routine house washing and driveway cleaning to roof soft washing, red-clay/rust treatment, post-construction cleanup, paint preparation and multi-day commercial scopes.
We do not approach the county as one giant keyword. Different communities contain different mixes of historic buildings, newer subdivisions, commercial corridors, industrial properties, lake/water exposure, wooded lots and rural structures. The cleaning method changes with the property.
A Growing County With Old and New Exterior-Cleaning Needs
Coweta County’s current planning work looks decades ahead at land use, housing, transportation, economic development and community facilities. County transportation planning describes commercial and industrial uses concentrated around major arterials and Interstate 85, with residential growth spread through local-road and collector networks. That means the cleaning market includes everything from older Newnan properties and established neighborhoods to newer subdivisions, retail corridors, warehouses and industrial/commercial sites.
Municipalities and communities across Coweta include Newnan, Senoia, Sharpsburg, Grantville, Moreland, Turin, Haralson and Palmetto. Each has a different mix of property age, density, landscaping and commercial activity, so Southern Style uses the county page as a service hub while building stronger individual city pages around the areas where we actually work.

Travel and scheduling depend on the size and type of project. Residential work is generally kept within roughly an hour to an hour and a half of our LaGrange base, while sufficiently large commercial projects can justify substantially longer travel. Any travel cost outside the core area is built into the quote rather than added as a surprise line item after the job.
Exterior-Cleaning Challenges We Commonly Plan For
Coweta County’s rapid residential and commercial growth creates several cleaning challenges at once: new-construction red clay and dust, established neighborhoods with tree shade and algae, expanding retail/industrial corridors near major roads, larger homes with long driveways, and properties where landscaping and exterior finishes vary significantly from one subdivision to the next. Traffic along I-85 and major arterials can add road film to commercial façades, while wooded residential lots can stay damp and develop organic growth quickly.
Those conditions can exist on the same property at once. A home may need low-pressure siding treatment, roof soft washing, surface cleaning on the driveway and separate chemistry on red-clay stains. A commercial site may combine metal panels, concrete, signage, loading areas, glass, landscaping and operating-hour restrictions in a single scope.
House Soft Washing Throughout Coweta County
House soft washing is designed for exterior surfaces that should not be cleaned with close-range high pressure. Southern Style uses dedicated AR45 soft-wash pumps to apply a surface-appropriate solution, allow it to work on organic growth and rinse at controlled pressure. We commonly address algae, mildew, pollen, dirt and shaded organic buildup on siding, soffits, fascia, porch ceilings, trim and other compatible exterior surfaces.
Plants and non-target surfaces are pre-wet. Landscaping can be rinsed during and after the wash, and neutralizer is used where appropriate. We move reasonable porch items as part of the service instead of requiring every homeowner to clear the property before arrival.
Roof Soft Washing & Black-Streak Treatment
Roof cleaning is a chemistry-first service. Black streaks and organic roof growth should not be attacked with the same pressure used on a driveway. We evaluate roof condition, access, gutters/downspouts, landscaping below the roof and weather before applying a controlled low-pressure treatment.
Roof runoff makes plant/property preparation especially important. The work below the roof is planned before the roof solution is applied.
Driveway, Sidewalk & Concrete Pressure Washing
For durable flatwork, Southern Style uses a 10 GPM pressure washer and 24-inch surface cleaner. High flow helps production and rinsing, while properly sized nozzles and consistent surface-cleaner passes help reduce the striping associated with wand-only DIY cleaning. Driveways, sidewalks, patios, entries, steps and commercial concrete can be cleaned according to condition.
Nozzles, Flow and Surface Cleaners: What Actually Controls Pressure-Washing Results
Professional pressure washing is not simply “use the highest PSI.” Southern Style’s 10 GPM pressure washer moves a high volume of water, and that flow is a major part of production and rinsing. The nozzle then determines spray angle and—through its orifice size—the pressure the machine develops. That is why a professional should match the tip to the machine and surface instead of grabbing a random colored nozzle.
A 15-degree fan concentrates cleaning energy more than a 25-degree or 40-degree fan and may be useful for controlled detail work on durable surfaces. A 25-degree fan is a common general hard-surface pattern, while a 40-degree fan spreads the water for gentler rinsing and edge/detail work. A 0-degree red tip is highly concentrated and is generally avoided for property washing because it can cut, etch or scar materials. Turbo/rotary nozzles can multiply the mechanical effect of a narrow jet and should be reserved for truly durable surfaces when conditions justify them.
On broad flatwork, a 24-inch surface cleaner can deliver more uniform passes than wand-only cleaning. The nozzles inside a surface cleaner also have to be correctly sized for the machine’s flow and target pressure. Incorrect nozzle sizing can reduce cleaning performance or create unnecessary pressure. Edges, steps and transitions are then detailed with a fan pattern appropriate to the material.
Soft-Wash Nozzles & Long-Range Application
Dedicated soft-wash pumps allow the crew to apply cleaning solution at lower pressure than a pressure washer. Fan patterns are useful for controlled coverage, while long-range/shooter-style patterns can help reach upper elevations from the ground when conditions allow. Height is not solved by simply installing a tiny high-pressure nozzle; if closer controlled access is required, Southern Style can use or rent lift equipment.
Red Clay, Rust, Irrigation Stains & Specialty Cleaning
Red and orange staining is common enough in this region that it deserves separate attention. Red clay can leave mineral color on porous concrete and masonry after loose soil has been removed. Rust and iron-rich irrigation staining may need a purpose-specific treatment. Pressure or ordinary organic-growth chemistry is not guaranteed to remove these stains.
We also evaluate oil/grease, efflorescence, oxidation, gum, graffiti and other specialty conditions. Deep oil and permanent coating/surface changes may remain partially visible even after professional cleaning. Expectations are discussed before treatment.
Commercial Exterior Cleaning in Coweta County
Coweta is an important growth market for Southern Style, especially Newnan and the I-85 corridor. Commercial and industrial properties may need storefront/entry cleaning, building soft washing, warehouse exterior cleaning, loading-area pressure washing, post-construction cleanup, paint-prep cleaning and recurring maintenance. For sufficiently large commercial contracts, Southern Style can travel well beyond the normal residential radius, and travel cost is incorporated into the quote.
Commercial customers can receive site walkthroughs and written scopes. Southern Style can work early mornings, nights or outside normal operating hours, divide larger properties into sections, document before-and-after conditions, provide certificates of insurance when requested and build monthly, quarterly, seasonal or annual maintenance programs.
Professional Equipment Behind the Service
Southern Style’s trailer is built to handle both residential work and larger commercial scopes. The current setup includes a 10 GPM pressure washer, two AR45 soft-wash pumps, a 600-gallon onboard water tank, a 24-inch surface cleaner, approximately 500 feet of soft-wash/ag hose across two reels, and about 300 feet of pressure hose. Chemical delivery can be adjusted through metering valves and remotely controlled from the work area.
The 600-gallon water capacity helps on properties with weak water pressure and allows the crew to arrive with a significant buffer of water. Long hose reach can reduce unnecessary vehicle movement around a property. Backup equipment is available for larger projects, and access equipment such as boom lifts can be used or rented when height and site conditions require it.
Equipment does not replace judgment. High flow is valuable on concrete, but a high-flow machine paired with the wrong tip or used too close to a delicate surface can cause damage quickly. Southern Style’s operating principle is to use the equipment’s capacity without forcing every surface into the same method.
Property Protection Is Part of the Cleaning Process
Before applying cleaning solution, Southern Style wets plants and surrounding surfaces that are not part of the treatment. Landscaping can be rinsed during and after the cleaning, and neutralizer is used where appropriate. Depending on the project, tape and plastic may be used around electrical equipment, painted surfaces, metals, outlets, cameras or other sensitive components.
Residential customers are not expected to empty a porch of every movable item before we arrive. Reasonable porch furniture and exterior items can be moved as part of the service, which is especially helpful for older homeowners. Pets, pools, gardens and sensitive landscaping are discussed during preparation so the crew can work around the property rather than asking the customer to solve every obstacle in advance.
Commercial properties may require cones, barricades, warning signs or phased work zones. Drainage and runoff are evaluated site by site because a parking lot, restaurant pad, industrial facility and residential driveway can have completely different water-management concerns.
How Southern Style Plans a Professional Exterior-Cleaning Job
- 01Understand the goal. We determine what the customer wants cleaned, what result matters most and whether there are deadlines, operating hours or access restrictions.
- 02Identify the surface and the stain. Organic growth, red clay, rust, oil, oxidation and efflorescence are different problems. The material underneath the stain matters just as much.
- 03Choose the method. We decide whether the work calls for soft washing, pressure washing, surface cleaning, specialty treatment or a combination.
- 04Prepare the property. Landscaping, furniture, doors, windows, electrical components, vehicles, customers and work zones are addressed before active cleaning.
- 05Apply the treatment. Chemical strength, nozzle pattern, water flow and distance are adjusted for the task rather than held to one setting.
- 06Rinse, detail and inspect. Edges, transitions and remaining stains are reviewed so a deeper-set limitation is not confused with missed cleaning.
- 07Final walkthrough and maintenance. We explain the result, document larger/commercial work when appropriate and recommend a maintenance interval if the property would benefit from recurring service.
Post-Construction Cleanup & Paint-Prep Cleaning
Construction and renovation can leave red clay, dust, mud splash and jobsite traffic residue across new exterior materials. Fresh surfaces require restraint because newly placed concrete, new coatings and recently installed components may be less tolerant of aggressive cleaning. We identify the residue and coordinate with the construction sequence before treating it.
Paint-prep cleaning has a different goal: remove appropriate surface contamination so the painter can evaluate and continue substrate preparation. Washing does not replace scraping, sanding, repairs, priming or other steps required for coating performance.
How Often Should Properties Be Cleaned?
Many Georgia homes benefit from exterior washing about once or twice per year depending on shade, tree cover, drainage and appearance expectations. Commercial entrances, dumpster/service areas and high-traffic sidewalks may need more frequent targeted cleaning. A maintenance plan can focus on the areas that get dirty first rather than repeatedly cleaning the entire property on the same schedule.
Why Southern Style Soft Wash?
Southern Style Soft Wash is a family-owned, licensed and insured exterior-cleaning company based in LaGrange, Georgia. Alton brings approximately 10 years of exterior-cleaning experience, and the company is a member of the Troup County Chamber of Commerce. Work is backed by a satisfaction/workmanship guarantee.
The business is built around specialized cleaning. “Southern Style” means we want to be the company a property owner can call when the job is more complicated than pointing a pressure washer at a surface. We bring the correct equipment, evaluate the material, explain realistic expectations and change methods when the surface changes.
Most residential estimates can often be prepared from photos. Specific stains, unusual materials and larger commercial work may require an in-person walkthrough. Commercial customers can receive written scopes, certificates of insurance when requested, before-and-after documentation and recurring monthly, quarterly, seasonal or annual maintenance options.
